A Message from Michelle discussing the June 2023 LBI NJ Market Report…
The slow trickle of listings has failed to improve the LBI real estate market. Year-over-year data remains virtually unchanged or barely changed. Month-to-month listings remain relatively stable at 125 +/- active single-family home listings for all six Island communities. While there is a demand for high-end luxury homes as evidenced by the sale of 122 E. Wyoming for $8,200,000.00 in June, average sale prices dipped slightly in four of the six communities.Ā The persistently low inventory remains the biggest obstacle impacting market performance. Overall, LBI continues to show stability despite seasonal adjustments.Ā One cannot help but wonderā¦ “Where are the sellers?”
