The chart below shows real estate activity for the combined towns on Long Beach Island comparing the summer of 2022 to the summer of 2023. Despite the continued low listings, surprisingly the overall data exhibits relative stability in activity in all areas including active listings, average sale price, price per square foot and closed sales. Pending sales made a nice jump and will be reflected in closed sales within the next 30-60 days. This data reaffirms that demand continues to surpass the available supply in the market.
